"Flexible floorplans accommodate Deerbrook Place homeowners"

Four walls and a roof do not a house make. Just ask a sampling of buyers who opted for the spacious, user-friendly units offered at Deerbrook Place in Aurora - Joe Keim Land Corp.'s community of 103 townhomes. They'll invariably tell you that it's a flexible, thoughtfully designed floorplan that modern buyers want probably more than anything.
Just take Irene Herrera, for example. A recently divorced mother of an eight-year-old daughter, Herrera was looking to shift from a custom single-family residence in Plainfield to a more manageably sized but still roomy townhome.
"I wanted to downsize without downgrading," Irene said. "I was moving out of a huge house that was loaded with amenities and fine details. While I was willing to sacrifice a bit of space, I didnít want to compromise on quality or privacy, for that matter."
Irene searched for the ideal new home for nearly a year until she discovered Joe Keimís Deerbrook Place. Upon visiting the community, she recognized the preferred lifestyle potential offered in the Bayberry design: a 2,052-square-foot, two-story, three-bedroom plan with a very enticing first-floor master bedroom.
"Usually, first-floor master bedrooms are popular among empty nesters and older buyers," Irene said. "I never thought much about having my bedroom on the first floor before, but I realized how much privacy and convenience it would provide. My daughter could enjoy her own space upstairs, with her bedroom and the roomy loft for watching TV, and I could have peace and quiet downstairs in my first-floor bedroom sanctuary. It was perfect."
Thanks to the upstairs third bedroom, Irene's sister was also able to move in with her and have her own space.
"I feel like we got everything we wanted in the Bayberry - a full basement and large walk-in closets for extra storage space, a well-equipped kitchen, a two-story Great Room for entertaining guests, and so much more," said Irene, who works in Joliet as a sales representative for an insurance company. "Plus, this location has wonderful schools, shopping, restaurants and everything we could want."
For those buyers who like the layout and flow of the Bayberry but don't necessarily need a first-floor master bedroom, Deerbrook Place offers a similar footprint in The Dogwood. Like the Bayberry, it features three bedrooms, two-and-a-half baths, a Great Room, patio and full basement. But the Dogwood boasts nearly 300 extra square feet due to the fact that the extra space above the Great Room is built out.
And that's exactly what attracted David and Susan Shank to the Dogwood - the generous square footage.
Upon learning that David's employer was transferring him from Mason, Ohio, to Downers Grove, the Shanks scrambled to locate an abode that would live up to the high standards and quality construction of their previous townhome.
"We toured a lot of townhome communities, but none of them fit the bill," said Susan. "When we visited Deerbrook Place, however, we liked the individuality and personality of the townhomes. They're not boxes stuck together. And the homes included so many standard features that other builders offer as upgrades for an extra charge."
Even though the Shanks are empty nesters, they weren't necessarily looking for a first-floor master bedroom plan. What they valued above all was a townhome with plenty of space - which they found in abundance in the Dogwood.
"We looked closely at the Bayberry, and for a while it was a tossup between the two models, but in the end I'm glad we chose the Dogwood," said Susan. "Our previous townhome had 2,400 square feet. But even though our new home is a tad smaller, it feels bigger than our last one, which is a compliment to the Dogwood's smart design and efficient layout."
Like Irene, Susan covets the Dogwood's ample storage space, extra roomy master bedroom, and full basement with a nine-foot ceiling.
"And we have plenty of extra room whenever our two grown children and three grandchildren want to visit," Susan added.
In all, Deerbrook Place buyers can select from five distinctive ranch and two-story home designs - each with two or three bedrooms, two to two-and-a-half baths, gourmet kitchen, an attached two-car garage and full basement. Sizes range from 1,695 to 2,337 square feet.
Additionally, Deerbrook Place residences feature standard nine-foot ceilings - including nine feet in the basement, masonry walls between homes for sound resistance and safety, air conditioning, and brick and stone facades. Also included are walk-in closets and a private patio or deck (per plan). Base prices range from the low $300,000's (all prices subject to change without notice).
For those who need a home in a hurry, Deerbrook Place offers several different inventory homes ready for immediate to 90-day delivery - including homes with premium lookout basement locations - priced from the low to mid $300,000's.
Shoppers can visit two fully furnished models now open at the Deerbrook Place, where construction is well on pace and the community is expected to be completed later this year.
Residents enjoy easy accessibility to I-88 (East-West Tollway), I-55, Il. Rt. 59, the Fox Valley Mall, commuter train service and Rush Copley Hospital. New shops and restaurants, including a Kohl's, Target, and Portillo's, recently opened at a shopping center at Ogden and Douglas Avenues a few miles away. And Deerbrook Place is also located within highly acclaimed Oswego School District #308.
Deerbrook Place is located on Hafenrichter Rd., just south of Ogden Ave. Sales are
being conducted in an on-site ranch model - one of four models available for touring.
Summer hours are from 10am to 6pm daily, Winter hours are from 9am to 5pm daily.
To reach the community, take I-88 and head south on Route 59; head west on Ogden Avenue (Route 34);
travel south on Farnsworth Road; turn left on Hafenrichter Road; turn right on Canyon Creek Drive
and proceed to the Deerbrook Place models at 1906 Turtle Creek Drive.

The "Metra Route 672 - 95th Street Park and Ride Express" is a short five minute drive from Deerbrook Place. This service provides a shuttle bus that will take visitors from the Park and Ride to the Route 59 Aurora Metra Train Station. This service is available during Rush Hour (morning and evening, Monday through Friday) and is very reliable. It's a great way to travel within the Chicagoland area for business and leisure.
